Why Local Matters Here

Sedona Runs on Local.

The city requires a local emergency contact who can be physically present when something goes wrong at a short-term rental. That is not a formality. A complaint at eleven at night, a guest locked out, a permit question — these need a person in the canyon, not a call center in Phoenix answering on Monday.

We are a third-generation, family-run brokerage with roots in Cornville and Sedona. Our trades are local, our response is same-day, and we know the difference between a West Sedona street that rents all year and an Uptown property whose whole return depends on getting the shoulder seasons right.

Sedona is also a market where the rules genuinely matter. Permitting, occupancy limits, parking, and noise are enforced, and staying on the right side of them is part of what you are paying us for. Keeping you compliant is part of the service, not an add-on.

What We Do

Four Ways We Work in Sedona.

Management first — then leasing, sales, and the live MLS. One team, one point of contact, start to finish.

Also a Primary Focus

Commercial Property Management.

Retail and shopping centers, single-tenant net-leased pads, office, flex, small industrial, medical office and mixed-use in Sedona — run as its own practice, because Arizona regulates nonresidential brokerage differently and commercial accounting has nothing in common with collecting a single rent check.

Lease abstraction and critical dates, CAM budgeting and annual reconciliation, transaction privilege tax, and the designated broker’s signature on every file — as A.R.S. § 32-2175 requires.

What You Get

Everything, For One Fee.

One rate covers the whole job. The things other companies bill separately are simply included.

Permitting & Compliance

City of Sedona short-term rental permitting, the required local emergency contact, occupancy and parking rules, tax registration. The part that quietly ends other owners’ rental income.

Listing & Rate Strategy

Photography, listing copy, multi-platform syndication, and rates that move with season, event weekends, and demand instead of sitting still all year.

Guest Care

Inquiries, bookings, arrival instructions, and the ten-at-night question. Response speed is what protects your rating, and your rating is what protects your rate.

Turnovers

Cleaning, linens, restocking, and an inspection between every stay, run by local crews and billed at their real cost with no markup.

Long-Term Management

Screening, leases, rent collection, and enforcement for owners who would rather have one good tenant than fifty good guests. Everything included.

Owner Stays

Your dates blocked, the home prepared before you arrive and reset after you leave. Sedona owners use their properties, and the calendar should assume it.

Where We Work

Sedona and Around It.

Concierge & Lifestyle

Add On Whatever You Need.

A large share of Sedona owners are here part of the year. Home watch is the service that protects the property while you are gone, and the one owners wish they had started sooner. Coordinated and supervised by us, performed by vetted independent providers, billed at their real cost with no markup.

Home Watch While Away

Scheduled interior and exterior checks — systems run, irrigation verified, pool monitored, and the home made ready before you arrive.

Vendor & Project Oversight

Renovation and landscape work watched on your behalf, access controlled and progress documented.

Arrival & Departure

Temperature set, systems verified, grounds at standard, deliveries received.

Provisioning

Groceries and essentials before you land, and the standing errands a household runs on.

Pet Care

Walking, sitting, and veterinary transport during absences, through providers we trust.

Household Staff

Housekeeping and, where wanted, chefs and drivers arranged and scheduled.

Owner Questions

Straight Answers.

Can I still run a short-term rental in Sedona?
Yes. Arizona law limits how far a city may go in banning vacation rentals, and Sedona has a large, active short-term rental market. The city does require permitting, an emergency contact who can respond in person, and compliance with occupancy, parking, noise, and safety rules — and it enforces them. We handle permitting and keep your property inside the lines.
What does short-term management cost here?
It depends on how much you want handled. The upper tier is full service: listing and pricing, guest communication, turnovers, restocking, inspections, and permit compliance. Long-term management is one all-inclusive rate, quoted per property. We never mark up maintenance on either.
What kind of occupancy and nightly rate should I expect?
Well-run Sedona properties commonly see occupancy in the low seventies with average nightly rates near $285, though the spread is wide. A red rock view, a hot tub, and professional photography move those numbers more than most owners expect. We will model your specific property rather than hand you a market average.
Short-term or long-term — which should I do?
Short-term grosses considerably more in Sedona and nets less than the gross suggests, because cleaning, supplies, furnishing, permitting, and management are real costs. For many Sedona properties short-term still wins clearly. For others, particularly in West Sedona, a stable long-term tenant produces a similar return with a fraction of the work. We run both and tell you honestly.
Do you handle the property when I want to use it myself?
Yes, and most Sedona owners do. We block your dates, prepare the home before you arrive, and put it back into service after you leave. Owner use is planned around the calendar rather than fought with.
Do you manage in the Village of Oak Creek too?
We do — the Village, Oak Creek Canyon, and down into Cornville and Cottonwood. The Village is often the better buy for an investor: red rock access and Sedona demand at a lower basis, with a different permitting posture since it sits in Yavapai County rather than the City of Sedona.
