Vacation & Short-Term Rentals

Red Rock Country
Books Itself.

Sedona has no off season, only different ones. We handle permitting, pricing, guests, and turnovers — and stand as your required local contact when something needs a person.

The Market

Demand Is Not the Hard Part.

Millions of people come to Sedona every year, and they keep coming in months that would be dead anywhere else. Spring and fall are obvious. Summer brings heat refugees from Phoenix. Winter brings people who discovered the trails are better at forty degrees and empty. That is an unusually forgiving demand curve for a vacation rental.

The hard part is everything around the booking. Sedona regulates short-term rentals seriously: permits, insurance, tax licensing, occupancy caps, parking rules, and a local emergency contact who has to actually show up. Neighborhood complaints get attention. Owners who treat this loosely lose the income entirely.

Then there is the operational floor: cleaning turned fast between stays, restocking, guest questions answered in minutes rather than hours, and maintenance in a place where trades are busy and drive times are long. Do those well and the numbers hold. Do them poorly and the rating slides, then the rate follows.

What We Handle

All of It, Actually.

Permitting & Local Contact

City of Sedona permit, tax licensing, insurance documentation, and the required emergency contact who can be at the property in person. This is the piece absentee owners cannot solve remotely.

Listing & Pricing

Photography, listing copy, multi-platform syndication, and rates that move with season, event weekends, and demand rather than sitting static all year.

Guest Communication

Inquiries, bookings, arrival instructions, and the question that lands at ten at night. Speed protects the rating; the rating protects the rate.

Turnovers

Cleaning, linens, restocking, and inspection between every stay. Local crews, billed at their real cost, no markup.

Maintenance

Vetted trades dispatched fast, because a failed air conditioner or hot tub during a booked weekend is a refund and a review you cannot undo.

Reporting

Monthly statements showing gross, expenses, occupancy, and net — so you judge the property on numbers instead of the feeling that it is doing well.

Owner Questions

Short-Term, Answered.

Do I need a permit for a Sedona short-term rental?
Yes. The City of Sedona requires short-term rental permitting, proof of insurance, tax licensing, and a designated local emergency contact who can respond in person within a set time. Occupancy, parking, and noise standards apply and are enforced. We handle the paperwork and serve as that local contact.
How is the Village of Oak Creek different?
The Village sits in unincorporated Yavapai County rather than inside the City of Sedona, so the permitting posture differs. It is often the smarter investor entry: the same red rock access and much of the same guest demand at a lower acquisition cost.
What should I expect to earn?
Well-run Sedona properties commonly run near 72% occupancy with average nightly rates around $285, but that spread is enormous. A red rock view, a hot tub, walkable trail access, and genuinely good photography change the outcome more than square footage does. We model your specific property before you furnish anything.
What does it cost?
15% to 25% of gross depending on service level. The top tier is genuinely full service: listing, dynamic pricing, guest communication, turnovers, restocking, inspections, maintenance coordination, and permit compliance. Maintenance is never marked up.
Can I use the property myself?
Yes, and nearly every Sedona owner does. We block your dates, prepare the home before you arrive, and reset it afterward. The revenue model should account for owner use from the start rather than treating it as an inconvenience.
What actually ruins returns here?
Three things: a bad rating from slow guest response, a permit or occupancy violation, and deferred maintenance in a climate that is harder on buildings than people expect. All three are management problems, which is the argument for hiring someone local.
Run the Numbers

What Would It Actually Earn?

Send the address and we will model short-term against long-term and tell you honestly which one your property should be.
